McLean/Great Falls Business Area
The McLean/Great Falls area is situated on Fairfax County's northern edge along the Potomac River. The submarket is bisected by the Capital Beltway (I-495) and also enjoys excellent accessibility via Chain Bridge Road (Route 123), Georgetown Pike (Route 193) and the George Washington Memorial Parkway.
Great Falls National Park, Riverbend Park, Scotts Run Nature Preserve, Claude Moore Colonial Farm and the George Washington Memorial Parkway highlight the natural beauty of the area.
While primarily a low-density residential area, a variety of commercial development exists in downtown McLean and, to a much lesser extent, in Great Falls. This submarket has more than 4.2 million square feet of office development and nearly 1.2 million square feet of retail space. Office development is primarily low-rise and condominium, though high-rise structures are present. The submarket also has a 143-room hotel.
