The McLean/Great Falls area is situated on Fairfax County's northern edge along the Potomac River. The submarket is bisected by the Capital Beltway (I-495) and also enjoys excellent accessibility via Chain Bridge Road (Route 123), Georgetown Pike (Route 193) and the George Washington Memorial Parkway.

While primarily a low-density residential area, a variety of commercial development exists in downtown McLean and, to a much lesser extent, in Great Falls. Office development is primarily low-rise and condominium, though high-rise structures are present. The submarket also has a 143-room hotel.
