Formerly the Oak Hill/Herndon submarket, Dulles is situated to the immediate east of Washington Dulles International Airport. Route 28 and the Dulles Toll Road provide excellent access via major arterials such as Centreville Road (Rte. 657), McLearen Road and Sunrise Valley Drive.
The Dulles submarket is predominantly an office market, with more than 7.7 million square feet of space. Office development is characterized by mid to high rise buildings and declines in density as one moves south from the Dulles Toll Road.
In tandem with the Chantilly submarket, this area contains the greatest concentration of undeveloped land in Fairfax County. Numerous large-scale mixed-use projects are underway or planned. They include Arrowbrook Centre, Dulles Corner, Dulles Discover, Dulles International Centre, Dulles Station, Middleton Farm, the Pomeroy property and Woodland Park.
The
area also contains nearly 1.6 million square feet of industrial/flex product,
mostly at Renaissance Park, and approximately 500,000 square feet of retail
uses. Given its proximity to Washington Dulles, six hotels are located within
the submarket.
The main entrance to the Smithsonian’s National Air & Space Museum Steven F. Udvar-Hazy Center is located at the southern end of this submarket. Opened in 2003, the facility attracts millions of visitors annually.
Major employers include AT&T, BAE Systems, Cisco Systems, Computer Associates, Deltek, EDS, EWA, Equant, Federal Express, NRTC, Northrop Grumman, Perot Systems, Sprint, Time Warner and Verisign.
