Merrifield is one of the most centrally located and easily accessible business areas of Fairfax County, situated along the Capital Beltway (I-495) between Interstate 66 and Arlington Boulevard (Route 50). Additionally, the Dunn Loring/Merrifield Metrorail station is located on the northern edge of the submarket.
As the third largest office submarket in Fairfax County with more than 9.8 million square feet of space, Merrifield has a wide range of options in a variety of settings. Fairview Park is the largest business park in Merrifield and can accommodate another 1 million square feet of office development.
In addition to the sizable office market, Merrifield also has nearly 2.8
million square feet of industrial/flex space, 1 million square feet of retail
development and five hotels.
Merrifield is home to ExxonMobil's headquarters for "downstream" operations including marketing, refining, government relations, research and engineering. Additionally, Merrifield is home to the largest postal facility in the mid-Atlantic region and Inova Fairfax Hospital, the largest hospital in northern Virginia.
Other
major employers include the American Red Cross, CSC, Dewberry, Fairfax Water,
General Dynamics, Mitretek, Raytheon, Reed Smith and Verizon.
The
central section of Merrifield has been designated as one of the seven Commercial
Revitalization Districts/Areas in Fairfax County. In fact, several high-density
redevelopment projects are underway within the area, including the Merrifield
