The Springfield/Franconia area is centered on the intersection of the Capital Beltway (I-495), Interstate 95 and the Shirley Highway (I-395). In addition to an outstanding road network, Springfield has excellent mass transit options. The Metrorail Blue Line terminates at the Joe Alexander Transportation Center. This center also serves as a station for the Virginia Railway Express, Greyhound and local busses. A second Metrorail station serving the area, Van Dorn Street, is located just over the county line in the City of Alexandria. Last, the VRE Manassas Line has a station at Backlick Road.
Given its outstanding location, the Springfield/Franconia area contains more than 21 million square feet of commercial development, one of the largest concentrations in Fairfax County.
This area is the largest industrial/flex market in the county with more than 10.7 million square feet. The major industrial parks are Fleet, Ravensworth, Shirley, Shirley-Edsall and Southern.
More than 4.2 million square feet of office space is located in Springfield and Franconia. Office buildings vary from townhouse condominiums to high-rise buildings.
With more than 5.2 million square feet of retail space, including Springfield Mall, this is the largest retail submarket in Fairfax County. Additionally, the submarket has 10 hotels with more than 1,700 rooms.
Major employers in the Springfield/Franconia area include ACS, ADC, Calibre,
Commonwealth Technology, Cox Communications, Fairfax County, Gannett, GSA,
Kaiser Permanente, McNeil Technology, SAIC, Washington Gas and the Washington
Post. It is also the location of the Northern
Virginia Community College's Medical Education Campus.

BRAC and Fort Belvoir
Opportunities for commercial development are expected to occur thanks to the Base Realignment and Closure (BRAC) Act of 2005, which authorized the movement of more than 20,000 U.S. Army and civilian personnel to Fort Belvoir in southeastern Fairfax County near the Springfield and Richmond Highway business areas.
BRAC calls for consolidation and realignment of a number of defense-related agencies including the National Geospatial Intelligence Agency and the Washington Headquarters Service.
Congress mandated that BRAC-related activities must be completed by September 15, 2011.
