Tysons Corner Office BuildingThe Tysons Corner submarket is ideally situated at the intersection of the Capital Beltway (I-495) and the Dulles Toll Road (Route 267), roughly equidistant from Washington, D.C. and Washington Dulles International Airport. It is also bisected by two major arterials, Leesburg Pike (Route 7) and Chain Bridge Road (Route 123).

Tysons Corner is Virginia’s largest office market and one of the leading business centers in the nation with 26.4 million square feet of office space. Office buildings are typically mid-rise or high-rise in design. There are a few smaller structures and townhouse office condos around the periphery of the submarket. The largest business parks are Tysons II, West*Gate, Westpark Business Campus and Westwood Corporate Center.

The submarket also has one of the largest retail concentrations in the region, with more than 6 million square feet of space. The retail anchors of this market are the two super-regional malls, Tysons Galleria and Tysons Corner Center. At more than 2.4 million square feet, Tysons Corner Center is now the 10th largest mall in the U.S.

Tysons Corner SkylineAdditionally, Tysons Corner has more than 1 million square feet of industrial/flex space as well as the largest concentration of hotels in the county: 14 with nearly 3,900 rooms.

Tysons Corner is the largest business district of Fairfax County and is home to a wide range of employers, many of them corporate or regional headquarters operations. Some of the largest are AT&T, Boeing, Booz Allen Hamilton, Capital One, Deloitte, Ernst & Young, Freddie Mac, Gannett (USA Today), Hilton Worldwide, IBM, MicroStrategy, The MITRE Corp., the National Automobile Dealers Association, Northrop Grumman, PriceWaterhouseCoopers, SAIC and Sun Microsystems. Intelsat will move its U.S. headquarters to Tysons in 2014.

Tysons is the site of four Metrorail stations on the Silver Line that eventually will link the area to Reston and Washington Dulles International Airport to the west and Washington, D.C., to the east. The first phase of the Silver Line -- four stations in Tysons and one in Reston -- opened in July 2014.
