The Fairfax County Economic Development Authority's Real Estate Services Division provides comprehensive, accurate and up-to-date business and real estate information to help firms interested in locating or expanding in Fairfax County. Real estate specialists work closely with staff from the FCEDA's three marketing divisions to provide data on commercial space and land that is tailored to prospects' stated needs. Real estate staff closely tracks more than 150 million square feet of office and industrial/flex space in Fairfax County using a proprietary database and a wide array of other market intelligence.
Real estate staff also provides other important assistance to prospects:
- They can act as a liaison between the business and development communities.
- Staff can arrange meetings between prospects and relevant county regulatory agencies and officials to answer questions and address issues concerning land use, zoning and permitting.
- FCEDA's real estate specialists are available to speak to business and professional organizations on all aspects of commercial real estate in Fairfax County including providing overviews of the local commercial market as a whole as well as submarket analyses.

Commercial Real Estate Market Information
Fairfax County has 17 real estate submarkets, each offering their own unique advantages from mixed-use development to office and flex space and retail and hotel development.

The innteractive Virtual Fairfax application allows visitors to see hundreds of 3-D buildings in several commercial corridors, take tours of the county (historic sites or commercial areas), view terrain and the latest aerial imagery, search for addresses, schools, parks, and county places and easily link to other Fairfax County data like detailed neighborhood reports in My Neighborhood, tax administration assessment information and land development information in LDSNet, developed by the Fairfax County Department of Information Technology in conjunction with the Department of Planning and Zoning.
Real Property Tax Assessment Information
The Real Estate Division of the Department of Tax Administration (DTA) is responsible for the annual assessment of all real property in the county. Virginia law requires that assessments be uniform and based on 100 percent of fair market value. The assessments are effective January 1 of each year. The assessment provides the basis for taxation, depending upon the tax rate ultimately adopted by the Board of Supervisors. The current tax rate for commercial real property is $1.210 per $100 assessed value.

Planning, Zoning and Building Codes
As with virtually all jurisdictions, Fairfax County requires strict adherence to a comprehensive plan, zoning regulations and building codes. Additional information on these topics are available from either the Fairfax County Department of Planning and Zoning (DPZ) or the Fairfax County Department of Public Works and Environmental Services (DPWES).

Fairfax County is actively preserving and enhancing its mature commercial and residential areas through a number of wide-ranging revitalization initiatives. The Office of Community Revitalization (OCR) coordinates revitalization activities for the county. Fairfax County’s revitalization efforts focus on seven communities—Annandale, Baileys Crossroads/Seven Corners, the Lake Anne section of Reston, McLean, Merrifield, Richmond Highway and Springfield—though revitalization programs are applicable countywide.
Commercial real estate news: Exxon Mobil puts Merrifield headquarters on the market
Exxon Mobil, which maintains its downstream headquarters in the Merrifield area of Fairfax County, put its 117-acre property on the market in November 2013. The property includes a four-building, 1.2 million square-foot office complex. Exxon Mobil rebranded the property as One Fairfax. Click here for a Washington Post article.
